This project consisted of the renovation and transformation of the existing 7,000 sf On the Border restaurant building into a modern oral surgery center. Located within the Hartman Heritage Shopping Center in Independence, Missouri, the facility occupies a highly visible site near the intersection of Interstate 70 and Interstate 470.
The scope of work includes a comprehensive remodel of the preexisting building designed to support the specialized needs of an oral surgery practice. The renovation will create a welcoming patient environment while incorporating treatment spaces, clinical support areas, administrative offices, and other essential functions required for a state-of-the-art dental healthcare facility. The project will also include structural modifications to accommodate the new layout and operational requirements.
In addition to the building renovation, the project includes civil and mechanical additions that will enhance the functionality and long-term performance of the facility. Site improvements and exterior modifications will be carefully made to integrate with the existing shopping center while creating an updated and professional appearance. Upon completion, the transformed facility will provide a modern, efficient, and patient-focused oral surgery center that serves the needs of the Independence community.

Why it was chosen:
Great visibility from I-70 and Interstate 470. Ample pre-existing parking and utilities. Zoning was already in place to allow for medical center use.
Challenges:
This oral surgery practice purchased a former restaurant because of its visibility and parking, but converting it into a surgical facility required structural modifications, new utilities, and specialized medical infrastructure. The building had been abandoned for several years and was in poor shape. The new layout significantly changed the layout of the building requiring extensive trenching to install the medical-grade air and vacuum lines under the floors.
