Ranch Mart North

Leawood, KS

Originally constructed in 1958, Ranch Mart Shopping Center is a Leawood retail landmark that underwent a complete and highly anticipated renovation. The project’s scope included:

  • Demolition of the existing 28,000-sf KC Sports activity center
  • New construction of a 26,000-sf, two story mixed-use building (shell, stairways
    and lobby)
  • Façade upgrades to the remaining 20 business’s storefronts (approx. 217,000 sf)
  • Site improvements included new lighting, landscaping, irrigation, curbs, sidewalks
  • Modifications to the center’s parking include new curbs and islands throughout the center and required changing traffic flows

Maintaining operations of all existing businesses, including the adjacent Price Chopper grocery, was paramount to the project’s successful completion.

Sitework was executed over nine phases and the façade renovations were executed in seven phases. As a result of extensive pre-planning, regular coordination, and clear communication among the design team, contractor, owner, tenants, and the public, there was limited impact to the existing businesses, pedestrians, and motorists.

Physically, the center changed substantially, however, many original elements remain or have been enhanced; all the brick, for example, was reclaimed from the original installation 63 years ago. The same level of thought that went into the center’s design was also given to creating the merchandise mix for the iconic shopping center, where John’s Hairstyling, one of the original tenants of 50 years, still successfully operates.
